Frequently Asked Questions about Residential and Commercial Sewage Facilities
- What is the minimum lot size required to install an On-Site Sewage Facility (OSSF)? A 1/2 acre lot or larger unless the land was plotted before 1989.
- How do I know if I need an aerobic or conventional system? Contact a licensed installer and they will get a registered sanitarian out and do a site evaluation. Only a registered sanitarian or professional engineer can determine what type of system needs to be installed.
- I need a new septic system or need my current system repaired, where do I start? Contact a licensed installer to come out and evaluate the system. They will then contact a registered sanitarian to design the new system or repair, as well as handle the permitting process. If an installer says you don’t have to permit or ask you if you want to permit your system, please call RTS Environmental LLC, at 903-630-4234, to verify.
- Do I need a permit to install an OSSF on more than 10 acres? No, if the property follows the guidelines set in Chapter 285.3.
Chapter 285.3 (10-Acre Rule)
- No planning materials, permits, or inspection are required for an OSSF for a single-family dwelling located on a tract of land that is 10 acres or larger and
- The OSSF is not causing a nuisance or pollution to groundwater
- All parts of the OSSF are at least 100 feet from the property line
- The effluent is disposed of on the property.
- The single-family dwelling is the only dwelling located on that tract of land.
